What Non-QM means
A Non-QM loan falls outside the Consumer Financial Protection Bureau’s Qualified Mortgage definition, usually because income is documented another way: bank statements, a P&L, assets or rental cash flow. The lender still verifies your ability to repay. Non-QM pricing typically sits above conventional pricing, and many borrowers refinance into a conventional loan once their documentation fits that box.
How Team Tania matches you
Tania reviews your income, assets, credit and property first, then compares every program you qualify for side by side. Layering is often the difference: combining income types, using assets alongside income, or qualifying on the primary earner’s credit score. You see the rate, cash to close and payment for each option before choosing.
Answers before you ask.
What credit score do I need for a Non-QM loan?
It depends on the program. Minimums on the programs above run from 600 to 640, foreign national loans need no U.S. credit, and ITIN minimums vary by program, which is why we match the program to your file before quoting terms.
Can I refinance out of Non-QM later?
Yes. Once your tax returns or documentation support a conventional, FHA or VA loan, refinancing may lower your rate. We review that path with you at closing and again when your documents change.
Do Non-QM loans have prepayment penalties?
Some investment-property programs carry one and owner-occupied programs generally do not. Any prepayment terms appear on your Loan Estimate, and we explain them before you lock.
