DSCR loans: let the rent qualify you.
A DSCR loan qualifies an investment property on its own cash flow. Personal income documentation stays out of the file, which suits investors growing a portfolio, business owners with complex returns, and buyers who hold property in an LLC.
How DSCR qualification works
DSCR stands for debt service coverage ratio. Lenders divide the property’s monthly rent by its full monthly payment — principal, interest, taxes, insurance and any HOA dues (PITIA).
A property renting for $2,400 with a $2,000 payment carries a DSCR of 1.20: the rent covers the payment with room to spare. A ratio of 1.00 or higher is the common benchmark, and some programs consider lower ratios with adjusted terms, subject to guidelines.

Rent is typically documented with an existing lease or the appraiser’s market-rent estimate. Purchase, rate-and-term and cash-out options may be available depending on the property and program.

Answers before you ask.
Do I need tax returns or pay stubs for a DSCR loan?
Typically no. DSCR programs qualify the property on its rental cash flow, together with your credit, assets and reserves, rather than personal income documentation.
Can I close in an LLC?
Many DSCR programs allow vesting in an LLC, subject to program guidelines. Bring your entity documents and we will confirm what your file needs.
How is the rent determined?
Rent usually comes from an existing lease or the appraiser’s market-rent analysis. We walk you through which figure your program uses before you write an offer.
Does DSCR work for short-term rentals?
Some programs consider short-term rental income, and eligibility varies by program and market. Send us the property and we will check it.
Can I refinance or take cash out with DSCR?
Rate-and-term and cash-out refinance options may be available on investment properties, subject to equity, credit and program guidelines.
