VA loans, structured to win the house.
The VA home loan is one of the strongest benefits earned through service. Team Tania structures VA files so listing agents take the offer seriously, and works PCS timelines every week from our home base beside Fort Bliss.
What your VA benefit includes
- $0 down payment for qualified buyers with full entitlement
- No monthly mortgage insurance, at any down payment
- No VA loan limit for borrowers with full entitlement
- Funding fee exemption for veterans receiving VA compensation for a service-connected disability
- Seller concessions of up to 4% of the price, plus normal closing costs the seller agrees to pay
- 1–4 unit homes when you live in one of the units
PCS moves and second VA loans
Military life moves on orders. With remaining entitlement, many service members keep their current home as a rental and buy again with VA at the new duty station. We review your Certificate of Eligibility, calculate remaining entitlement and map the purchase before you arrive, using your orders and remote closings where programs allow.
An offer listing agents respect
A VA offer competes on preparation. Team Tania issues a fully reviewed preapproval, speaks directly with the listing agent, and builds seller concessions into the offer strategy only when the market supports them. Cash to close is known before you write the offer.
What to have ready
- Certificate of Eligibility (we can pull it for you)
- DD-214, if separated or retired
- Most recent LES, if active duty
- Statement of service letter, if applicable
Answers before you ask.
Can I use my VA benefit more than once?
Yes. VA entitlement is reusable, and in many cases restorable after a home is sold and the loan is paid off. We review your Certificate of Eligibility and map it out for you.
Can I have two VA loans at the same time?
In certain situations, yes, most often during a PCS move using remaining entitlement. Team Tania can evaluate and structure this when program guidelines allow.
Who pays the VA funding fee?
The funding fee can be paid at closing or financed into the loan. Veterans receiving VA compensation for a service-connected disability are exempt, and we confirm your status on your Certificate of Eligibility.
Can I use VA after a foreclosure or bankruptcy?
Often yes, after applicable waiting periods. Eligible borrowers can restore entitlement and buy again. Bring us the dates and we’ll map the path.
Are surviving spouses eligible?
Many surviving spouses of service members who died in service or from a service-connected disability are eligible for the VA home loan benefit. We help confirm eligibility through the VA.
Can I buy before I arrive at my new duty station?
Yes. We work PCS timelines every week, including purchases completed before arrival using orders and remote closings where programs allow.
