How assistance pairs with your loan

Down payment assistance sits alongside a first mortgage, most often FHA, VA or conventional. Some assistance is structured as a forgivable or deferred second lien and some must be repaid, depending on the program. Team Tania shows you the full payment and cash to close for each combination, so you compare the whole picture rather than the assistance amount alone.

Good Questions

Answers before you ask.

Do I have to be a first-time buyer?

Not always. My First Texas Home is built for first-time buyers and eligible veterans, while My Choice Texas Home and several TSAHC options are open to repeat buyers who meet income and other limits.

What counts as a first-time buyer?

Programs generally treat you as a first-time buyer if you have not owned a principal residence in the past three years. We confirm the definition for the specific program.

Do I have to repay the assistance?

It depends on the program. Some assistance is forgivable after a set period, some is deferred until you sell or refinance, and some is repaid monthly. We spell out the terms before you choose.

Are there income limits?

Yes. Income and purchase-price limits vary by program, county and household size. We check your numbers against current limits at the start.

I'm buying in New Mexico. Can you help?

Yes. Tania is licensed in New Mexico, and we review the financing and assistance options available for your purchase in Las Cruces and across the state.
