Self-employed? Qualify on your real cash flow.

Business owners and contractors build income that tax returns rarely show in full. Bank statement, profit-and-loss and 1099 programs qualify you on the money your business actually brings in.

Three ways to document self-employed income

Parameters vary by borrower, property and current investor guidelines. Not all applicants will qualify.

How bank statement income is calculated

Eligible deposits are averaged across the statement period. For business accounts, a business expense factor is typically applied, or a CPA-prepared expense figure may be used. Transfers between your own accounts and one-time deposits are generally excluded. We review your statements with you before you apply so the number holds through underwriting.

Good Questions

Answers before you ask.

Are rates higher than a conventional loan?

Alternative-documentation programs are typically priced above conventional loans. Many borrowers use one to buy now and refinance into conventional financing once their tax returns reflect their income. We show you both paths and the math behind each.

Can I use personal statements instead of business statements?

Often yes. Programs may accept personal statements, business statements or a combination. Your deposit pattern decides which produces the stronger qualifying income.

How long do I need to be self-employed?

Two years of self-employment is the common standard, documented with a business license, CPA letter or similar proof. Ask us about your timeline.

What if another lender already turned me down?

Send us the scenario. Layering income types, using assets, or choosing a different documentation path often opens a route that a single-program lender doesn’t offer.
