If there’s a way to get you home, we’ll find it.
25+ years, top 1% nationally, and a program menu built for real life — military families, first-time buyers, the self-employed, investors, and everyone the big banks put in the “too hard” pile. Meet Team Tania, and let’s get you moving.
Hometown brand. National engine.
Emi HomeLoans was born in El Paso and built for the borderland — local loan officers who answer their phones, backed by the resources of a national lender. That’s how we deliver the full program menu below with hometown service, and how more families hear “approved.”
Emi HomeLoans is a trade name of All Western Mortgage, Inc., so your application and loan documents will identify All Western Mortgage. You will continue working directly with Team Tania.

Think the down payment is what’s stopping you?
Before you assume you need years to save, let Team Tania check the assistance programs available for your situation — TDHCA, TSAHC & Mi Casa, subject to current eligibility, availability, and program guidelines.
From Fort Bliss to wherever military life takes you, Team Tania helps active-duty service members, veterans, and eligible military families understand and use their VA home loan benefit.
Can I buy with $0 down?
Qualified VA buyers can purchase with no down payment — and we structure offers so listing agents take them seriously.
Can I use my VA benefit more than once?
Yes. VA entitlement is reusable, and in many cases restorable. We review your Certificate of Eligibility and map it out for you.
Can I have two VA loans at the same time?
In certain situations, yes — commonly during a PCS move using remaining entitlement. This is a scenario Team Tania can help evaluate and structure when program guidelines allow.
Can the seller pay my closing costs?
Yes — VA allows seller concessions, and we negotiate them into your offer strategy whenever the market allows.
Can I use VA after a foreclosure or bankruptcy?
Often yes, after applicable waiting periods — eligible borrowers can restore entitlement and buy again. Bring us the dates and we’ll map the path.
Can I buy while PCSing — or before I arrive?
Yes. We work PCS timelines every week, including buying before you arrive in the borderland, using orders and remote closings where programs allow.

Answers before you even ask.
Will applying hurt my credit?
Applying involves a credit check, and the effect on your score is typically small. Credit scoring models also treat multiple mortgage inquiries within a short shopping window as one event — so getting prequalified with us won’t wreck your credit, and Denice will walk you through your report line by line.
How much do I really need for a down payment?
Sometimes nothing. Qualified VA buyers can purchase with $0 down, and Texas down-payment assistance programs (TDHCA, TSAHC, Mi Casa) can cover down payment and closing costs for eligible buyers. Most conventional programs start at 3–5% down. Run your scenario on our payment calculator or just ask.
How long does it take to close?
A well-structured file typically closes in about 21–30 days. Our 3-step team flow exists so your file is structured right on day one — that’s where speed comes from.
I’m self-employed and my tax returns look terrible. Can you help?
We offer several financing paths designed for self-employed borrowers. Bank statement, P&L, and 1099 programs qualify you on real cash flow instead of after-write-off taxable income. Bring 12–24 months of statements and let Denice find your program.
Do you lend in New Mexico?
Yes — we serve borrowers across Texas and New Mexico, with offices in El Paso and Las Cruces.
What if another lender already said no?
Send us the scenario. Between our program menu and our layering approach (combining income types, asset utilization, using the primary earner’s credit score), “no” is often just “not structured right yet.”

The Team Tania Rate 101 Promise
You will not lock a rate you don’t understand.
Mortgage rates are influenced by the bond market, inflation expectations, economic data, and investor demand. The 10-Year Treasury can help illustrate the market’s general direction, but it does not determine your exact mortgage rate. Your available rate will also depend on factors such as the loan program, credit profile, property, occupancy, loan amount, down payment, and market conditions.
No pressure. No mystery. Just the math.

Where does all the money at closing actually go?
Your cash to close typically covers: your down payment, lender fees, title and settlement charges, property taxes, homeowners insurance, prepaid interest, and your escrow account starter deposit — minus your earnest money already paid, seller credits, and any lender credits. We walk you through every line before closing day. Estimates are educational and are not a Loan Estimate or Closing Disclosure. Estimate my cash to close.
Prequalified isn’t the same as preapproved.
A prequalification is an estimate based on what you tell us. A Team Tania preapproval means we’ve reviewed your actual credit, income, and asset documentation up front — a thoroughly reviewed preapproval can give buyers and their agents greater confidence when preparing an offer. Get offer-ready.
Quick glossary: rate, APR, points, escrow & more
Interest rate: the cost of borrowing, yearly. APR: the rate plus most loan costs — better for comparing offers. Points: money paid up front to lower your rate. Escrow: the account that pays your taxes and insurance monthly. DTI: your monthly debts vs. income. LTV: loan amount vs. home value. Mortgage insurance: protects the lender on lower down payments. Seller/lender credits: money others contribute toward your costs. Cash to close: the total you bring on closing day.
Already own a home? Your mortgage still deserves a strategy
Your mortgage still deserves a strategy.
Refinancing or using equity is not automatically the right move — we evaluate cost, break-even, and your long-term goals first, and we’ll tell you honestly if keeping your current rate wins.
For realtors, builders & referral partners

Please don’t send borrower documents by text or email — we’ll provide the secure portal.
You don’t have to know how mortgages work. That’s our job.
You only need to know where you want to go. Whether you’re buying your first home, using your VA benefit, trying again after being told no, building wealth through real estate, or preparing for something six months from now — tell us where you want to go. We’ll help you find the path.
If there’s a way to get you home, we’ll find it.
